Space
First up, the kitchen – it's not just a kitchen; it's your ticket to culinary greatness. We've got all the gear, from pots and pans to fancy cooking utensils. There's a sink, a fridge, and even a nifty 2-burner gas stove. Top it all off with ample butcher block countertops, and you've got a recipe for culinary bliss. Grab your creations and head to your private patio, where you can feast while the sun puts on its nightly show.
Morning rituals? We've got you covered with a Keurig and a side of complimentary coffee. Watch the sunrise over the ridge with your caffeine fix in hand. It's like a front-row seat to nature's daily spectacle.
Beneath the primary loft lies a cozy living room, complete with a snug sectional couch and a smart TV for your entertainment cravings.
Take the grand wooden staircase to the loft above, where a King-size bed awaits. With a spacious bay window offering you panoramic views of the Sequatchie Valley and more cubbies than a magician's hat, this loft is your zen den.
Feeling adventurous? Climb up a ladder to the secondary loft with a queen-sized bed. It's a snug little space with a window right by your head, delivering jaw-dropping views of the valley below. At night, you can moon-gaze or count the stars. And to make sure you snooze like a baby, we've even thrown in a white noise machine.
Leda flaunts a full-sized bathroom, complete with fluffy towels and washcloths. We've stocked it with custom-scented shampoo, conditioner, body wash, and hand soap. The scent? A delightful blend of pine fir, amber, and tobacco – because you deserve a spa day after your outdoor adventures.
Oh, and don't worry about the temperature – we've got a mini-split AC unit and heat pump to keep you comfortable no matter the weather.

Things To Note
NO SMOKING
Smoking, vaping, and the use of e-cigarettes is prohibited inside Timberroot properties.
Not only does smoking leave behind unwelcome odor and residue, but it can be extremely dangerous in a 100% wooden home. You may smoke/vape outside on the deck. However, please ensure that windows and doors are closed so that the smoke/vapor does not enter the building.
Cigarette butts should be fully extinguished and disposed of properly in exterior trash receptacles. Any evidence of smoking/vaping or smoke/vapor damage or odor inside the property or cigarette damage/debris on the exterior of the property during your stay will result in a $150 fine, due to non-compliance with our stated policies.
PESTS
We take great care to ensure our properties are free from pests. Our properties are regularly treated by professional pest control and our staff takes preventative measures to keep pests out.
However, as our properties are located in wooded areas, it is possible for guests to encounter insects and/or small woodland creatures like mice. If you encounter an unwelcome pest inside your lodging, please contact our Guest Services team immediately so our grounds team can address the problem as quickly as possible. We ask that guests help us prevent pests by keeping doors and window screens closed and maintaining proper cleanliness during their stay.
By booking with us, you accept that encountering insects and woodland creatures is a possibility and that no refunds will be issued for such instances.
Policies
Rental Agreement
Please note you will need to sign our rental agreement to complete your booking. A link will be provided by email immediately following your booking request. Please consult your rental agreement for details regarding the policies below and any related fees or penalties. Failure to abide by your rental agreement may result in additional fines, forfeitures and/or eviction from the property.
We realize that accidents happen, so please contact Guest Services immediately if a situation arises and damage occurs.
Deposits
Please note that guests under 21 or guests residing in the Greater Chattanooga Metropolitan Area will be charged a $200 refundable deposit subsequent to receiving their booking confirmation.
Cancellation Policy
Please consult your rental agreement.
Pet Policy
We are pleased to offer pet-friendly accommodations at certain locations for a nominal fee. Restrictions include:
- 2 pets, less than 50 lbs. each. No aggressive dogs are allowed on the property.
- Your dog must be approved and added to your reservation at least 48 hours before your check-in date.
- Pets must be crated overnight and when left unattended. They are not allowed on furniture or bedding.
- Pets must be leashed at all times when outdoors and all waste must be picked up and disposed of properly.
No Smoking / Vaping in Vacation Rental
Smoking, vaping, and the use of e-cigarettes are prohibited indoors or on adjacent decks/patios.
No Parties or Events
Accommodations and grounds may not be used for weddings, parties, conferences, business dinners, or similar events unless specifically permitted by Timberroot management. Only Guests associated with the reservation are allowed on the premises at any time.
Media/Event Use Restriction
Accommodations may not be used or reproduced for, or as part of, any online listing, photographic production, television production, movie/film production, wedding event, party, or in any other way in which our property becomes a setting for amateur or professional use of producing, staging, or otherwise, without Timberroot’s express written consent.
Good Neighbor Policy
Our resorts are designed for all guests to peacefully enjoy their stay. We do not tolerate partying, loud noise, excessive occupancy limits, illegal parking, etc. that violate policy or interfere with our neighbors' peaceful enjoyment of their community. All public areas close at 10p.m. and do not open again until 7a.m.
Pool, Spa, & Hot Tub Policy
Pools, spas, and hot tubs are used at your own risk. Children and anyone requiring supervision must be supervised by a responsible and able-bodied adult at all times.
Fires, Fireplaces, Fire Pits, and Grills
Combustibles are to be used at your own risk. Guests are responsible for ensuring that all fires are contained and completely extinguished after use.
Firearms & Weapons
The safety and security of our guests is our top priority. We strictly prohibit the use of firearms or any other projectile weapons on any of our properties.

Refunds
Timberroot is not liable for any interruptions to a guest’s stay that is caused by, but not limited to, weather, strike, riot, orders of public authorities, acts of other guests, any other acts of God, Force Majeure, pandemic, accident, or any other cause, except as outlined above.
